They came out agreed to remove the bath etc and replaster the wall, replace a few creaky loose floorboards, no problem, 3 day job.
They turned up this morning, took out toilet, sink and bath ... noticed a crack in the wall and decided to check it out, removed the floorboards that were creaky and realised that the joist was rotten and had dropped a good few inches

Building inspector came out had a good look round and has concluded that ..
18 months ago we had some windows replaced and the builders disturbed some brickwork under the bathroom ... this has led the joist to drop and caused a big crack in my wall .... which has in turn made the bathroom floor drop leaving bathroom/son's bedroom breezeblock wall sitting on floorboards and in turn has split and cracked the wall .. this is more than likely going to have to be removed and a stud wall replaced.
The joist needs replacing which is above my newly fitted kitchen and is more than likely going to wreck the kitchen ceiling! ....
So from wanting to replace a few cracked tiles ...... I now need to have some major RSJ/building work on the back of my house, new joists and floorboards in my bathroom, a new stud wall between son's bedroom and bathroom, a new ceiling in my kitchen and redecoration in kitchen, bathroom and bedroom! Oh and possibly new carpets through the landing/stairs as I have cream carpets and the workmen are traipising everything up and down them.
At the moment we have no bath, no sink and no toilet (argh) until tomorrow but thankfully the water is back on!
any got any valium handy?
