I so need to let off steam that I'm making my own room for it. Feckin' useless Property agents that let tenants trash your house while it's supposed to be under their care :mad: On top of that, the person who was supposed to be taking over our business from us, so we can move on, has pulled out Yesterday was NOT a good day. Today can only get better. Anyone know a good skip company?
And then it cost's you to have it all fixed up again :-( A friend of ours used to use them but don't bother now as he found them more trouble than they was worth. We have always rented private and always got good references, it just isn't fair to damage someone else's property. Tony ;-)
Our letting agent went bust owing us 3 months rent in March this year. We're still chasing it now. That's annoying! We deal direct with the tenant now and its so much easier.
Did your tenants not pay a deposit, which was put into one of the Landlords protection schemes? They should have done, use this money / part of it to repair your property, keeping invoices etc for works carried out, and refund them the difference via the protection scheme.

Deposit will cover the rent they owed when they moved out, the cost of the skip to get rid of all the crap they left behind, and maybe some paint but not replacement carpets, kitchen units, internal doors and plastering Ah well, I needed a new hobby :-? I can either "do-it-myself" or go on the game
We've had the same problem in the past. :twisted: These days we vet the Rental Agents as much as the tenants, we insured against rent-default (agent & tenant), insure the building and take out landlords insurance to cover anything that the deposit doesn't cover in the way of internal fixtures & fittings.

That may have been the case in the past, but in many cases they are far worse than the boys.

It changes it on the first of the month of your birthday, I believe.
