And then it cost's you to have it all fixed up again :-(
A friend of ours used to use them but don't bother now as he found them more trouble than they was worth.
We have always rented private and always got good references, it just isn't fair to damage someone else's property.

Our letting agent went bust owing us 3 months rent in March this year. We're still chasing it now. That's annoying! We deal direct with the tenant now and its so much easier.

Did your tenants not pay a deposit, which was put into one of the Landlords protection schemes?
They should have done, use this money / part of it to repair your property, keeping invoices etc for works carried out, and refund them the difference via the protection scheme.

These days we vet the Rental Agents as much as the tenants, we insured against rent-default (agent & tenant), insure the building and take out landlords insurance to cover anything that the deposit doesn't cover in the way of internal fixtures & fittings.
you should see the damage students leave behind, currently doing four houses in leicester to bring them up to a basic standard, one house has had to be totally trashed and started again, and they say females are supposed to be cleaner than males pmsl
